The farm includes a total estimated acreage of 174.80 acres, which is split into two tracts by US Interstate 80, with the southern tract consisting of approximately 16.20 acres, while the balance of the tract is located to the north. Soils of the farm are are typical of Platte River adjacent cropland similar to the subject property, and consist primarily of Class II Wann sandy loam, Class III & IV Inavale loamy fine sand and Class IV & VI Platte-Bolent complex, with other soils of a lesser percentage. The entirety of the cropland is certified for irrigation within the Central Platte Natural Resource District, and the farm is estimated to have an approximate total of 165.40 irrigated acres.
