New to the market is a tremendous offering of 2,053 acres of pivot irrigated crop land and grass land in southern Custer and north Dawson County. Offered in three tracts is land from the Achterberg Family. This land has been in their family for generations and now is your opportunity. This land has fantastic access from HWY 21 and hard surface county road 776. Located just 3 miles south of Oconto or 20 miles north of Lexington.

Tract 1

Features a total of 628.4 taxed accessed acres with grass land and non-irrigated cropland. The east boundary is located along Highway 21 and has access from the south on hard surfaced county road 776.

There is a total of 44.69 acres cropland with 575.85 acres pasture land. There are three dams on the property along with underground water lines supplying three stock tanks in the pasture. The water is fed from the well on Tract 2 at the homesite. The buyer of tract 1 would need to make an agreement with the buyer of tract 2, or would need to drill their own well.

The cropland is very productive Holdrege Silt Loam soils rated as a class 2 rated soil. The farm land is level and has access directly from the paved county road.

Tract 2

This tract features pivot irrigated cropland, grass land and a home and building site. According to the assessor, there is a total of 641.48 acres with 321.88 acres of irrigated farmland and 278.36 acres of grass land with the balance dry cropland.

The north pivot is very level and features a Reinke Electogator 8 tower pivot system with a diesel power unit. The soils consist of mostly Holdrege Silt Loam class 2 rated soils which are very productive. The south pivot features a 2001 Zimmatic 7 tower pivot that reverses it’s circle. There are two irrigation wells being utilized to run the pivots. There is another irrigation well located near the driveway for gravity irrigation. There is another active well on the north pivot that is not currently be utilized.

To the west of the home site there is pasture land with good fencing. There is stock tank near the home site. In the east pasture, there is also a stock tank and good quality grass. The well for these tanks is located at the home site with underground pipe feeding each.

The home site features an older four bedroom room. There are numerous grain bins and outbuildings. There is a propane powered backup generator that is included and was new in 2022.
